There's a boatload of rules and regulations when it comes to selling property, and it's hard to keep up with all of them.  So we'll help you out here.  If you're planning on selling your rural home in St. Louis County this winter, you better get your sewer system checked to save yourself some headaches.

MN State officials advise those planning on selling their home in the winter months to get a certificate of compliance for their septic system.  Once the ground freezes, this becomes more difficult for inspection.

If the inspection process cannot be done, a Transfer Agreement will be required.  Then, the system will be checked in the spring.  During the time from sale to the inspection, and escrow account would be set up in case the system needed replacement.

So long story short, get it checked before it freezes and save yourself one more hoop to jump through in real estate transactions.
