However, one thing can swing wildly depending on where in the state you plant your flag: the cost of living. A dollar stretches a lot further in some corners of Wisconsin than others, and a handful of communities carry price tags that rival the coasts.

The statewide median home value sits around $330,000 — but in some communities, that figure looks like a bargain.

A recent study analyzed data to find the 10 most expensive places to live in Wisconsin in 2026, and one thing jumped out at me right away:  every single one of these is a small, or breakfast, community.

None crack the top of Wisconsin's population charts, and the priciest is home to just over 5,000 people. Eight of the ten sit in the Milwaukee metro's well-heeled suburbs, with only one representing the Madison side. Let's count them down.

The 10 Most Expensive Communities To Live In Wisconsin

To build the list, the study ran its "Saturday Night Science" analysis, comparing recent  American Community Survey data on cost of living, home prices, and incomes for the 145 Wisconsin places with more than 5,000 residents. The result is a ranking of the state's ten most expensive communities for 2026.

10. Fox Point

This North Shore village hugs Lake Michigan just north of Milwaukee, and its leafy, lakeside lots come at a premium. With about 6,683 residents, a median home value of $547,714, and a median household income of $141,467, it's an affluent bedroom community through and through.

9. Village of Pewaukee

Not to be confused with its neighbor a few spots up, this lakeside village of roughly 8,196 people sits right on Pewaukee Lake in Waukesha County. Waterfront access keeps home values high at $557,877, well above the state median.

8. Waunakee

The lone Madison-area entry on the list, this Dane County village famously bills itself as "the only Waunakee in the world." With 15,687 residents, a $584,110 median home value, and a $125,220 median income, its popularity as a Madison suburb has pushed prices skyward.

7. City of Pewaukee

The larger of the two Pewaukees, this Waukesha County city of about 16,211 people actually wraps around the village. Its median home value is the same at $557,877, but with a higher median income of $108,350 spread across a bigger population.

6. Shorewood

A walkable, urban village on Lake Michigan just north of downtown Milwaukee, Shorewood packs 13,627 people into a tight, desirable footprint near UW–Milwaukee. Homes run a median of $544,885, and the village has long worn its reputation as one of Milwaukee's most vibrant suburbs.

5. Elm Grove

This small western Milwaukee suburb of just 6,459 residents boasts one of the highest household incomes in the state at $158,016, paired with a $672,840 median home value. Money runs deep in Elm Grove.

4. Delafield

Nestled in Waukesha County's scenic Lake Country along the Bark River, Delafield's 7,202 residents pay up for that lakes-region lifestyle. Its $741,321 median home value ranks second-highest in all of Wisconsin.

3. Whitefish Bay

Known locally as "the Bay," this North Shore village of 14,665 people combines Lake Michigan charm with easy Milwaukee access. Both numbers are eye-popping: a $642,953 median home value and a $157,109 median income, more than double the state average.

2. Mequon

The biggest community on the list at 25,270 residents, this sprawling, low-density Ozaukee County city trades density for elbow room and large estates. Its median home value lands at $647,578, with a median income of $144,051.

1. Summit

Topping the entire state is Summit, a Lake Country village in Waukesha County and the smallest community on this list at just 5,114 people. Its $752,619 median home value is the highest in Wisconsin, paired with a $140,682 median income. Small in size, sky-high in price.

The Most Affordable? Head North to Antigo

On the opposite end of the spectrum, the same analysis crowned Antigo — a small city up in Langlade County — the most affordable place to live in Wisconsin. It's a reminder that head far enough north and your housing dollar still stretches a long, long way.
