St. Louis County Property Owners Receive Estimated Market Value Notices
If you own personal or commercial property in St. Louis County, you have probably received your Estimated Market Value notification in the mail. As part of government transparency, these notifications are provided to property owners in advance of a change in valuation. Significant to note is that (a) the county offers the valuations for many property parcels has gone up and (b) these revaluations occurred prior to the response to the COVID-19 Pandemic.
According to details released by St. Louis County, many of these parcels hadn't been reevaluated for many years and that's what's driving some of the larger increases in West Duluth and downtown Duluth. Some of the parcels in question hadn't been physically visited by an auditor in 10 to 15 years.
Property owners who feel that the Estimated Market Value for their parcel is incorrect can voice their concerns through the proper channels. Overall, total growth in the 2020 assessed value of St. Louis County property was $514.6 million. This included nearly $156 million of value from new construction.
