A new program being offered by ComfortSystems will make it easier for property owners, landlords, and property managers to regain control of the utilities for their property after a tenant moves out. The result is an easier change-over without a disruption to service.

To take part, the property owner fills out a Landlord Revert Application.  With this document on file, the owner automatically will resume the account in their name with a tenant closes out his or her account.  Property owners can list all of their addresses on the same application - making the process easy.

ComfortSystem accounts in the landlord or property managers name must be in good standing.  If any accounts are past due, they must be paid before the transfer of the account.  Customer Service representatives will reach out to the landlord or property manager if there are any past due amounts on the properties listed by the landlord or property manager.  The application remains valid for three years.  No security deposit will be required to participate in the program.

A request for updated property listings will be sent out annually for review to ensure that property addresses are still valid. If landlords or property managers are acquiring properties in the meantime, the new address can be emailed to the department at utilitysignup@duluthmn.gov.
